This project is the result of navigating just under the threshold of multi-dwelling building standards in order to create affordable dwellings quickly.  These are two detached duplexes with ADUs.  Three dwelling units in each three story building.  Such buildings are still under the "R3" occupancy category which is the same as single family dwellings and can be serviced with a single stair core.  Entitlements are "by-right" so no discretionary review.  From property acquisition through design, permitting and construction, the approximate project schedule will be less than 18 months.  In the City of LA to get six dwellings in about 1.5 years is almost light speed.
